Tree Surveys & Reports Newcastle
Not every tree job starts with cutting something. Plenty start with a genuine need for a proper written assessment: for a planning application, an insurance claim, a mortgage requirement, or simply because a homeowner or business wants a clear, professional opinion on a tree’s condition before making a decision about it. We carry out tree surveys and produce reports across Newcastle and Northumberland for exactly these situations.

Tree Preservation Order (TPO) applications
If a tree on your property carries a Tree Preservation Order, or you’re applying for permission to work on one, you’ll usually need a supporting survey setting out the tree’s species, condition, and the case for the proposed work. We assess the tree properly and produce a clear report you or your architect or planning consultant can submit alongside your application, explaining the reasoning in terms the council’s tree officer can actually assess.
We also handle Section 211 notices for trees in conservation areas that aren’t yet subject to a TPO. These require six weeks’ written notice to the council before work on anything over 75mm trunk diameter, measured at 1.5 metres above ground, giving the authority a chance to consider whether to place an order on the tree before the notice period expires. We can prepare and submit this notice on your behalf as part of the survey process.

Insurance reports
Insurers regularly ask for professional assessment before agreeing to pay out on tree-related claims, whether that’s storm damage to a tree itself, damage a tree has caused to a building or boundary, or a dispute over whether a tree is responsible for subsidence at all. We provide clear, factual reports covering the tree’s condition, the likely cause of any damage, and our professional opinion on remedial action, written in a format insurers and loss adjusters can work with directly.
- 03
Subsidence assessments
Tree roots are commonly implicated in subsidence claims, particularly on clay-rich soils, but it’s genuinely common for a tree to be blamed without solid evidence that it’s actually the cause. We assess the tree, its root system, its distance from the affected structure, and the soil conditions where relevant, and give an honest opinion on whether the tree is a likely factor, a partial factor, or not significantly implicated at all.
Where a tree is contributing to a subsidence issue, removal isn’t always the only answer. Root pruning or root barrier installation, alongside monitoring, can often resolve the problem while keeping the tree, and we’ll set that option out clearly in the report rather than assume removal is what the insurer wants to hear.

Pre-purchase and due diligence surveys
If you’re buying a property with mature trees, whether a domestic garden or a larger commercial or development site, a tree survey ahead of purchase can flag issues that aren’t obvious on a normal viewing: protected status, structural condition, ongoing maintenance liabilities, or trees that may need significant work (and cost) shortly after you take ownership.
- 05
Development and planning surveys
For anyone planning building work near existing trees, an extension, a new driveway, a larger development, a tree survey is often required as part of the planning process, assessing which trees can be retained, which may need to be removed, and what protective measures (root protection areas, exclusion zones during construction) need to be in place to safeguard trees you’re keeping. We carry these out to the standard typically expected by local planning authorities, and can liaise directly with architects, planning consultants, or the council’s tree officer where needed.

What a survey involves
Every survey starts with a physical inspection of the tree or trees in question, assessing species, age, condition, structural integrity, and any visible signs of disease, decay, or damage. Depending on the purpose of the report, we may also assess root spread, proximity to structures, and soil conditions. You’ll receive a clear written report setting out our findings and professional recommendation in plain terms, alongside any technical detail required for the specific purpose (planning, insurance, or legal).
- 07
What it costs
Survey and report pricing depends on the number of trees involved, the purpose of the report, and how detailed an assessment is required. A straightforward single-tree condition report costs considerably less than a full development survey covering multiple trees and root protection planning. We’ll confirm the scope and price before starting any survey work.
- 08
Working with your other professionals
Surveys and reports rarely sit in isolation. We’re used to working alongside architects, planning consultants, solicitors, loss adjusters, and structural engineers, and we’ll write our reports in a way that fits into the wider paperwork you’re dealing with, rather than as a standalone document that needs translating for everyone else involved. If a specific format or level of detail is required for your particular process, let us know at the outset and we’ll make sure the report matches it.

FAQs
- Do I need a tree survey for a planning application?
- Often, yes, particularly if there are trees on or near the site, and especially if any are protected. Your planning consultant or architect can confirm exactly what’s required, and we’ll produce the survey to match.
- Can you tell my insurer whether a tree is causing subsidence?
- Yes, this is one of the most common reports we’re asked for, and we give an honest assessment rather than a predetermined answer either way.
- How long does a survey take?
- A single-tree report can often be produced within a few days of the site visit. Larger development surveys covering multiple trees take longer, we’ll confirm a timescale when we scope the job.
- Can you submit a conservation area notice on my behalf?
- Yes, we can handle the Section 211 notice process as part of a survey if your tree is in a conservation area.
