What’s involved
Site clearance typically covers removing trees and scrub within the development footprint, grinding out stumps so they don’t interfere with foundations or groundwork, clearing brambles, self-seeded saplings, and general undergrowth, and leaving the site in a workable, accessible state for the next phase of construction.
We assess the whole site before quoting, since clearance jobs vary hugely in scope: a small residential plot with a few overgrown trees is a very different job to several acres of established scrub ahead of a larger development.

Working to a construction timeline
Building projects run on schedules, and clearance is usually one of the first jobs that needs to happen before anything else can start. We work with builders and developers to fit clearance in around the wider construction programme, and we’re used to coordinating directly with site managers, groundworkers, and other contractors rather than working in isolation.

Not everything on a cleared site necessarily needs to go. Where trees are being retained, whether for amenity value, planning conditions, or simply because they’re not in the way, we can install protective fencing around root protection areas to keep them safe from construction traffic and material storage, a requirement local planning authorities often expect to see in place before groundwork begins.

Protected trees and planning conditions
Development sites frequently include trees covered by Tree Preservation Orders or sitting within a conservation area, and clearance without the right consent is a criminal offence regardless of the wider planning permission in place for the site. Planning permission for a development doesn’t automatically override tree protection; there’s a narrow exemption for works genuinely necessary to implement a full planning permission, but it’s not a blanket right, and we always confirm the position on protected trees before any clearance work starts. Waste and material handling
Clearance generates a significant volume of material: felled timber, stump grindings, and general green waste. We can clear all of this from site as standard, or, where it suits the project, leave logs, mulch, or woodchip on site for reuse in landscaping once construction is complete. Self-build and single-plot clearance
Not every clearance job is a large commercial development. We regularly clear smaller plots for self-build projects and single new homes across Newcastle and Northumberland, where the job might be a handful of overgrown trees and a stretch of bramble and scrub rather than an extensive site. These jobs are generally quicker to scope and quote, and we can often turn them around faster than a larger multi-acre clearance, which suits self-builders working to their own tight timelines.

We’re used to coordinating directly with whoever’s managing the programme, confirming access dates, keeping the site secure between visits, and flagging anything unexpected we find during clearance, old foundations, unexpected drainage, or a tree in noticeably worse condition than it looked from the road, before it becomes a hold-up further down the line.

Ecology and wildlife considerations
Overgrown scrub and undergrowth often provides habitat for nesting birds and other wildlife, and clearance carried out at the wrong time of year, particularly during the March to August nesting season, can run into legal problems regardless of the site’s planning status. We factor this into the timing of clearance work, and where a site needs clearing during nesting season, we can check for active nests first and plan around anything found, rather than risk it.
