Roof Cleaning Newcastle

A moss-covered roof does more than look neglected, moss and algae trap moisture against tiles, and over time that can affect how well a roof sheds water and how long the tiles themselves last.     Why roofs need soft washing, not jet washing

    Roof tiles, particularly older clay, concrete, and slate tiles, aren’t designed to withstand direct high-pressure water. Aggressive jet washing can strip the protective granular coating from concrete tiles, dislodge or crack tiles outright, and force water up under tiles and through the roof structure rather than off it, potentially causing leaks that didn’t exist before the clean. We use a soft-wash approach instead: appropriate cleaning solutions applied at low pressure to kill and lift moss, algae, and lichen, followed by a gentle rinse, rather than blasting the roof surface directly.

    Assessing the roof first

    Before cleaning, we assess the roof’s condition, tile type, and how established the moss or algae growth is. Heavily moss-laden roofs sometimes need moss physically removed by hand from valleys and gutters before treatment, since a large volume of dislodged moss can otherwise wash straight into and block guttering during the clean. We also check for any loose, cracked, or slipped tiles beforehand, since these are best identified and flagged before cleaning starts rather than discovered as a leak afterwards.

    Treating moss and algae

    Soft-wash treatments work by killing moss, algae, and lichen at the root rather than simply blasting the visible growth off the surface. This gives a more thorough result and, when combined with a protective treatment afterwards, meaningfully slows regrowth compared to a purely mechanical clean. Dead moss will continue to fall away naturally over the following weeks after treatment as it dries out and loses its grip on the tile surface.

    Concrete and clay tiled roofs, along with slate, are the most common types we clean across Newcastle and Northumberland, and each responds slightly differently to treatment based on porosity and surface texture. We adjust our approach to the specific roof type rather than using an identical method regardless of material.

    Access and safety

    Roof cleaning involves working at height, and we use appropriate access equipment and safety procedures throughout rather than simply leaning a ladder against the guttering and hoping for the best. This matters both for the safety of our team and for avoiding accidental damage to gutters, fascias, or the roof edge during access.

    Protective treatment

    Following a clean, a protective biocide treatment can be applied to slow the return of moss and algae, extending the time before the roof needs cleaning again. This isn’t a permanent solution, moss and algae will eventually return on a roof prone to it, particularly in shaded, north-facing, or tree-covered positions, but it noticeably delays the process.

    Weather and timing

    Roof cleaning is best carried out in reasonably settled, dry weather, both for safe access and to give any treatment applied time to work properly before rain washes it away. We’ll work around the forecast rather than a fixed booking date if conditions on the day genuinely aren’t suitable for safe or effective work.

    What a clean roof means for the rest of the property

    A significant build-up of moss on a roof doesn’t stay contained to the roof itself. Moss and debris regularly wash down into gutters during rain, contributing to blockages, and heavy growth can add noticeable weight to a roof over time. Addressing it isn’t purely cosmetic, it reduces knock-on problems for the gutters and guttering system below, which is one of the reasons we’re happy to check and clear gutters as part of the same visit.

Is jet washing safe for roof tiles?
Generally not, high pressure can strip coatings, crack tiles, or force water under the roof surface. We use a soft-wash approach instead.
Will roof cleaning stop moss coming back?
It significantly slows it, particularly with a protective treatment applied afterwards, but moss will eventually return on roofs prone to shade and damp, just considerably more slowly.
Does moss actually damage roof tiles?
